For twenty years, the shopping center at 201 Griffith Street was recognizable by one thing: a green gabled roof visible from the corner of Griffith and South. That roof, along with the red brick beneath it, is gone. So is Our Town Cinemas. So is BK Custom Cleaners, and The Egg, and every other tenant that made Sadler Square feel like the utilitarian back door to downtown Davidson.
What's replacing them is not a like-for-like refresh. It's a two-year, multimillion-dollar reset by Piedmont Capital, which acquired the property in February 2024 and rebuilt it into a fully leased mix of restaurants, retail, wellness and health care. And the piece most residents will feel first, more than any individual opening, is a jurisdictional line that moved on March 1.
More on that below. First, what's actually in there.
Already open
The first wave of tenants opened last fall inside the renovated shell, which now reads white stucco with black metal roofing and a modern pylon sign out front. If you haven't walked over in a few months, here's who's in:
- Catawba River Outfitters — Opened October 6, 2025 at 227 Griffith Street. It's the Belmont-based outdoor and athleisure shop, stocking Patagonia, Vuori, ON Running, Peter Millar, Yeti, and Birkenstocks. General manager Jerome Simeon has said the walk-in traffic surprised the team early on, which tracks given the Hobbs Hill neighborhood sits within a five-to-ten-minute walk of the front door.
- Ella Blu Boutique — A women's apparel and accessories store owned by Karsen Osborne. It carries jewelry, hats, sunglasses, and a pre-owned designer handbag section that's the closest thing to a splurge counter in downtown Davidson. The Ella Blu brand has been in business more than 20 years with a location in Hickory.
- Renoja Wellness — A recovery and longevity studio owned by Davidson locals Stefanie and Zane Odom. Services include red-light therapy, cryotherapy, hyperbaric oxygen, infrared sauna, dry float, halotherapy, PEMF and compression therapy in one location.
- Rise Modern Dentistry — General practice dentistry, opened in the fall alongside Renoja.
The last piece of the retail-and-services puzzle is medical. Novant Health Lakeside Family Physicians Antiquity will relocate from Cornelius to Sadler Square later this year, completing the tenant lineup.
The two openings that shift the equation
The bigger names are still upfitting. Both are expected between June and July of 2026, and both come from the same hospitality group.
Rooster's Wood-Fired Kitchen
The signature restaurant of Jim Noble's portfolio is taking the former Earth Fare box, a 6,800-square-foot space that dwarfs the group's other locations. It will be the fifth Rooster's, after Uptown, SouthPark, Ballantyne, and Winston-Salem. The menu changes with the season and is anchored by rotisserie chicken, mac and cheese, and Noble's coconut cake.
Copain Bakery
Copain is Noble's French concept. It's taking a 4,100-square-foot space and is slated to open in June 2026. This isn't the grab-and-go bakery version some Charlotte residents know. This location, like the forthcoming one at The Bowl at Ballantyne, adds a full-service French-style brasserie alongside the breads, pastries, and provisions.
The interesting question isn't whether either restaurant will do well. It's why Noble Food & Pursuits is placing two concepts in the same 40,000-square-foot center, at the same time, in a town of roughly 15,000 people. Rooster's other locations sit in Charlotte's densest dining corridors. Choosing Davidson for the fifth, and then adding a bakery-brasserie sister next door, is a bet that the residential density that has accumulated along the 115 corridor over the last decade finally supports the kind of everyday-plus-occasion dining pattern the group has built around elsewhere.
That is not the read of an operator who thinks Davidson is a lunch stop. It's the read of an operator who thinks Davidson is a scene.
And they aren't the only ones testing it. Ilios Crafted Greek is opening in Sadler Square with a fast-casual menu of plates, sandwiches and salads built around Greek-style proteins including pork, chicken, falafel, and spit-roasted lamb.
The line that moved on March 1
Here's the change most residents will feel without necessarily noticing why.
The Town of Davidson's Main Street Social District expanded to include Sadler Square on March 1, 2026, following an ordinance the Board of Commissioners passed on January 27. Social districts, which the North Carolina General Assembly permitted cities to create in 2021, are zones where people 21 and older can purchase and openly consume alcohol from permitted ABC vendors, provided they stay within the zone.
For years, Sadler Square and Main Street were adjacent but functionally separate. Different vibe, different tenants, different foot-traffic patterns. A short block of parking lot and a jurisdictional line kept them apart. The March 1 ordinance closed that gap on paper. The Rooster's and Copain openings this summer will close it in practice.
Mayor Rusty Knox has framed the social district as "an economic development driver" and something visitors from other markets with established social districts already understand. Translation: the goal is not the drink itself. The goal is what the drink lets a person do, which is finish dinner at Fontana di Vino on South Main, walk a block to Copain for a nightcap without a hard transition, and treat the whole westside as one continuous evening.
That's the shift. Not the openings. The stitching.
Why Exit 30, and why now
Every operator opening in Sadler Square has said some version of the same thing about why they picked it. It usually comes back to the interstate.
Piedmont Capital partner Jonathan Stewart has said the site appeals to tenants because it offers both the feel of a small-town shopping center and easy access for all of Lake Norman via Exit 30 off I-77, without the congestion of Exit 25 in Huntersville, Exit 28 in Cornelius, or the Mooresville exits to the north.
Exit 30 has always been there. What changed is what's now waiting for you when you take it. For years, the answer was Harris Teeter and a couple of quick-service spots. Now it's a chef-driven Southern restaurant, a French bakery-brasserie, a Greek fast-casual, a recovery studio, an outdoor outfitter, a boutique, and a primary care clinic, all inside the same walkable block, five minutes from the college green.
That is a specific commuter argument, and it's aimed at everyone from Cornelius up through Mooresville who used to skip Davidson because there wasn't quite enough of a reason to stop.
What opened when, at a glance
If you're trying to keep the timeline straight:
- February 2024 — Piedmont Capital acquires Sadler Square.
- Late 2024 — Existing tenants vacate for renovation.
- August 2025 — Base building improvements wrap. New facades, sprinkler system, roofs, parking lot, pylon signage.
- October 6, 2025 — Catawba River Outfitters opens, followed by Ella Blu Boutique.
- Fall 2025 — Renoja Wellness and Rise Modern Dentistry open.
- December 8, 2025 — Fontana di Vino opens at 416 S. Main Street, one block east.
- January 30, 2026 — Novant Health confirmed as the final tenant.
- March 1, 2026 — Main Street Social District expands to include Sadler Square.
- June/July 2026 — Rooster's Wood-Fired Kitchen and Copain Bakery open. Ilios Crafted Greek follows.
- Later in 2026 — Novant Health Lakeside Family Physicians Antiquity relocates from Cornelius.
Not every opening on that list is the kind of thing that would make you cross town. Together, they're the kind of thing that changes where your Tuesday night ends up.

The westside of downtown finally has the retail and dining mass that residents kept expecting and not quite finding on a random weeknight. That's not a market forecast.
