Lowes Foods Signs On at Terrell's Big Corner, Less Than a Mile From Publix

The empty land at the signal where NC 150 meets Sherrills Ford Road now has a grocer. Lowes Foods signed a 20-year lease to anchor Terrell Town Center at 9210 Sherrills Ford Road. The lease was filed with Catawba County property records on October 14, and the Charlotte Observer reported that the store will be nearly 51,000 square feet.

That gives this stretch of NC 150 two full-size grocery stores less than a mile apart. Publix at The Village Shoppes already sits just east of the site, and the developer has scheduled the center's retail space for delivery in the second quarter of 2028. Mooresville's second Lowes Foods is forecast to open in 2027.

The grocer is careful about the timing. In the Observer's report, Lowes Foods said, "We are working with the developer on the site, but it's very early in the planning process."

The December vote that decided what this corner would be

The shape of this site was set ten months before the lease. On December 15, 2025, the Catawba County Board of Commissioners voted 5-0 to rezone about 15.6 acres at the NC 150 and Sherrills Ford Road intersection, according to Citizen Portal's coverage of the meeting. The vote changed a 2020 planned development for the site in three ways:

  • It removed 400 multifamily units that had been approved before.
  • It capped commercial space at 95,000 square feet.
  • It approved a development agreement with traffic-mitigation and sidewalk commitments.

Run the math on that cap. A 51,000-square-foot grocery store takes up more than half of the commercial space allowed on the site. The rest goes to the smaller pads around it. MPV Properties, the Charlotte developer, calls the project "fully entitled" and markets the remaining space to quick-service restaurants, medical offices, boutique fitness, service retail and neighborhood dining.

MPV's site plan also shows a Chipotle Mexican Grill and two other parcels. The Observer reported the Chipotle as part of the developer's plans, with no separate word from Chipotle.

If you watched this corner through our August look at how the Highway 150 and Sherrills Ford Road intersection is changing faster than the road meant to fix it, the "grocery-anchored development" in that story now has a name.

Two grocers, one short drive apart

The Observer placed the Lowes Foods site less than a mile east of Publix at The Village Shoppes, 7883 Village Center N. in Sherrills Ford. For anyone who lives along the NC 150 corridor, that means two different full-size grocers within one short stretch of road once the store opens.

The two stores won't feel the same. Lowes Foods builds its newer stores around named in-store shops that you won't find at a typical grocery store. The Observer covered the chain's two most recent area openings, and their lineups were nearly identical.

The Cakery Yes Yes
The Beer Den Yes Yes
Community Table Yes Yes

The Observer's Waxhaw coverage describes Community Table as a space for gatherings and classes. It describes The Beer Den as a counter for craft beer and drafts. The Kannapolis announcement also listed Lowes Foods To Go, the chain's online ordering service. Personal shoppers fill each order for curbside pickup or delivery, and according to Lowes Foods' own description of the service, eligible orders can include beer, wine and Beer Den growlers.

Lowes Foods hasn't announced a lineup for the Terrell store. The table shows what the chain has opened with twice this year, and that's the most reliable preview available today.

Why Terrell lands in the middle of a regional push

The Terrell lease is one piece of a bigger expansion. The Observer reports that Lowes Foods is adding stores across the Charlotte region after pulling back from the market more than a decade ago.

  1. September 2025. Indian Land, South Carolina, opens at U.S. 521 and Possum Hollow Road.
  2. December 15, 2025. Catawba County approves the scaled-back Terrell Town Center plan.
  3. January 2026. Waxhaw opens at 3412 Providence Road.
  4. June 2026. Kannapolis opens at Kannapolis Parkway and Rogers Lake Road, the chain's seventh store in the area and its third regional opening in less than a year.
  5. June 2026. Grading starts on a second Mooresville store, about 52,000 square feet, at the southwest corner of Mecklenburg Highway and the East-West Connector.
  6. October 14, 2026. The Terrell lease is filed with Catawba County.
  7. 2027. The second Mooresville store's forecast opening year.
  8. Q2 2028. MPV's scheduled delivery for retail and medical space at Terrell Town Center.

The Mooresville store is the one to watch first. The Observer reported in June that it sits beside the new East-West Connector, and the first phase of that road, from Langtree Road to Mecklenburg Highway, was about 75 percent complete at the time. Ryan Rase, Mooresville's assistant town manager for public services, told the paper the road was expected to open in early or mid-2027. The store's own forecast, from an Observer story earlier that month, is 2027.

The Observer also put the Terrell news in context. The Charlotte region's grocery market has reached a record $10.8 billion across 737 stores, and Wegmans already has plans for a second Lake Norman-area store in Cornelius. Terrell is getting a store in the middle of one of the most competitive grocery expansions the region has seen.

The weekly run between now and 2028

MPV's Q2 2028 delivery date for the center's retail space is roughly a year and a half away, and Lowes Foods hasn't announced an opening date, so here's where the regular grocery run still goes in the meantime. All addresses below come from each chain's official store pages.

MPV schedules Terrell Town Center's retail space for delivery in Q2 2028, and the store there will put a Lowes Foods at the corner of NC 150 and Sherrills Ford Road. For updates as the site moves from approval to construction, MPV's Terrell Town Center page lists the project's current details, and our Terrell neighborhood guide and Sherrills Ford guide cover the communities on both sides of it.
