The Lakefront Towns

These four towns sit closest to the water and the I-77 corridor, and they hold most of the area's marquee communities.

Cornelius

Cornelius is the heart of the Lake Norman waterfront and home to Southern Charm's own office. Buyers come for boat access, lakeside dining, and walkable pockets. Popular communities include the modern waterfront homes of Bexley at Lake Norman and the walkable village of Antiquity. Selling here soon? Read our guide on smart updates before selling in Cornelius.

Davidson

Davidson centers on its historic Main Street and Davidson College, giving it a walkable, small-town feel that families love. Tree-lined communities like Madison Village put parks and sidewalks within reach of the town core.

Huntersville

Huntersville is the area's retail and golf hub, anchored by Birkdale Village and its shops and restaurants. It holds the deepest lineup of communities, from the newer townhomes of Vermillion and Skybrook North Parkside to established golf neighborhoods like Northstone and townhome enclaves such as The Landings at Northcross.

Mooresville

Mooresville, known as Race City USA, sits on the eastern shoreline and pairs lake access with a growing downtown. It draws families and lake buyers who want shoreline value without crossing to the west side.

The West Shore

Across the water in Lincoln and Catawba counties, the west shore offers more lakefront for the money and a quieter pace. It is one of the fastest-growing parts of the region for new homes.

Denver

Denver leads the west shore for growth, with newer subdivisions and strong value compared with the I-77 side. It is a favorite for first-time and move-up buyers. We also help owners here with rental property management.

Sherrills Ford

Sherrills Ford is the west shore's quiet waterfront pocket, popular with retirees and buyers who want lakefront without the crowds.

Terrell

Terrell sits even farther up the west shore and trades convenience for seclusion, with secluded waterfront lots that appeal to second-home buyers.

North of the Lake: Value Markets

Head north into Iredell County and your dollar stretches further. These towns are the smart play for buyers priced out of the shoreline.

Troutman

Troutman is the north end's standout value, with newer homes at prices well below the lakefront towns. See why in our post, Is Troutman the smartest value play on Lake Norman?.

Statesville

Statesville offers the most house for the money in the region, drawing first-time buyers and investors who still want reasonable access to the lake and Charlotte.

Beyond the Lake: Uptown Charlotte

When clients want city living, Uptown Charlotte delivers condos, walkability, and a quick reverse commute to the lake. It rounds out the range of lifestyles Southern Charm helps buyers compare.

Local tip: Many Lake Norman buyers tour both an I-77 town and a west-shore town before deciding. The lake feels different from each side, so see both before you commit.
