Neighborhood Spotlight: Mooresville's Luxury Bay Crossing

Bay Crossing in Mooresville might be one of the Lake Norman area’s best-kept secrets for luxury living on larger home lots with nearby access to great lake-area shops, restaurants and entertainment.

Located off Liva Lane from Perth Road, Bay Crossing is just a few minutes north of The Village of Byers Creek for everyday shopping and errand destinations.

More shopping and I-77 access is only approximately 5 miles to the south along West Plaza Drive. The quaint lake towns of Davidson and Cornelius are both approximately 20 minutes away. The more-bustling Huntersville and Birkdale Village is just a few minutes further. 

Sherrills Ford is less than 7 miles away across the northern part of Lake Norman via Highway 150, while a commute south to the Charlotte metro is about 35 minutes without traffic.

A little closer to home is Stumpy Creek Park with its soccer fields, baseball diamonds and disc golf course.

Bay Crossing does not have any amenities but offers residents privacy with large, wooded home lots perfect for putting in a pool of your own! Many of the homes have great setback from the road, which offers added privacy.

The neighborhood was started in 2004 and does have some waterfront homes and lots still available.

There are only about 103 home sites in Bay Crossing. Sizes vary from 0.6 of an acre to more than 2 acres. The custom homes are 3,000 square feet and up and priced from the $500,000s to more than $1 million.

Waterfront homes have their own water access, however, there is no neighborhood dock space for interior lot owners to store boats. Off-water residents can use the nearby public boat ramp at Stumpy Creek, which is adjacent to the neighborhood.

There are 3 lots still available for building in Bay Crossing as of July 2. Two are waterfront lots priced at $250,000 and $260,000. An interior lot is listed at $164,000.

There are 7 homes currently listed for sale in Bay Crossing. Two of the homes are pre-construction, and the remaining 5 are resale properties. Three of the properties are under contract as of July 2.

Only 7 homes sold in Bay Crossing during the last 12-month period. The average sales price for those homes was $770,714 and $164 per square foot. The sales prices for that same period range from $525,000 to more than $1.3 million. Sales averaged more than 97% of list price.

Currently, children living in Bay Crossing attend Iredell County’s Lakeshore Elementary and Middle schools and Lake Norman High School.
