Sure, it’s at the forefront, but there will also be some stress, terror, overwhelming joy, and maybe even a tinge of sadness at the end of a chapter. Here are some helpful tips from those who have gone through this process to help you best manage your feelings.

Even if a home looks perfect from the outside, it’s not. Don’t hitch your wagon to the idea that any home will be without flaw. A home inspection will reveal every detail that needs attention, from minor to major. This is OK and a good thing! Really! No one wants to buy a lemon and a quality home inspection will protect you as a buyer. In some cases, it may alert you to issues unseen with the naked eye and help you negotiate either repair or a better price.

Scrolling online real estate listings for hours is fun but doesn’t actually give you a realistic picture of your life after purchase. You may fall in love with a listing before getting pre-approved and end up not actually being able to afford it. Those estimated mortgage payments don’t always factor in homeowner’s insurance or property taxes, or your own financial situation (like credit scores). Before falling head over heels for a home, get pre-approved. This can only be done out in the real world. Find an experienced lender to help establish how much mortgage you actually qualify for. 

Deadlines Matter 

It’s impossible to fully explain just how many signatures are required to buy a home. Most agents and lenders have moved to digital copies of this information using services like Dot Loop. You’ll be able to sign electronically and forward all necessary papers to the appropriate people. However, it’s essential to stay on top of the schedule. During the escrow process, you can actually accrue penalties for delays. Be sure to remain diligent so that a missed signature doesn’t cost you your dream home.
