Signs It's Time to Sell

When the sales market is hot, it’s incredibly tempting to list your home for sale just because of the potential profit. However, not every decision needs to (or should) be driven purely by dollar signs. Sometimes, the decision to move is made up of a hundred different little things instead of just one big price tag. After all, markets cool and numbers fluctuate. Here are a few signs that it is, in fact, time to move. 

Too Little Space 

If there’s no option to expand up or out and you feel like you’ve reached your max capacity, then it may be time to list. Outgrowing a home is completely natural, and it doesn’t always have to do with having children. Sometimes we just have dreams we’d like to see come to fruition, like a dedicated craft room, a home office, a library with a rolling ladder, or a garden so big that you could open a stall at the Farmer’s Market. You can’t make square footage or acreage appear out of thin air. If living your best life involves more space, consider selling!

Too Much Space

The other side of that coin is finding yourself with too much house to maintain. Maybe you’re an empty nester, maybe you KonMari’d all your possessions and are walking around empty rooms, maybe you just don’t like maintaining a big house. All of those reasons are valid for deciding to sell and downsize! 

ROI Isn’t Great

ROI, or, rather, ‘return on investment,’ is a big reason people decide to renovate their homes. The idea is that the money you spend upgrading a space will be made back (and then some) when you decide to sell. However, this isn’t always the case. Not only do people have wildly varying ideas of what is trendy but they also have wildly different ideas of what is practical. You may see a bathroom or kitchen renovation as an upgrade but your appraiser might see it as just like every other home in the neighborhood. Be sure to check comps in your area. If your home in its current state is similar in condition to some of your neighborhood’s pricier listings, a remodel may not fetch you anything.
