Neighborhood Spotlight: Denver, NC

Not to be confused with the Mile-High-City in Colorado that bears the same name, Denver, North Carolina is a sweet little hamlet barely thirty minutes from Uptown Charlotte.

Located in Lincoln County on the western shore of Lake Norman, Denver has a population of just 13,000. Way back when, before the town of Denver was even established, the community was known as Dry Pond because of a small pond that would dry up in the heat of Summer. The name was changed to attract rail depots.

Today, although small, the town is thriving. Its proximity to Charlotte as well as access to Lake Norman and several nature preserves has made it an ideal bedroom community.

Market Stats

Nearly half of all homes sold in Lincoln County in 2018 were less than $250,000, making it not only desirable but affordable. Home prices have been largely stable in the county since 2017, having only increased $3,000 in total. This is comforting because it shows that the market is not volatile. Sellers and buyers alike know what homes go for. For buyers, it is easier to budget. For sellers, it’s easier to plan.

Area Favorites

Residents enjoy a small historic downtown. There are cute, locally-owned restaurants like the Savory Plum Bistro & Bakery, Cravings Bakehouse, and Stacy’s. These are the type of down-home places where everybody knows your name and your order, and might already have it waiting for you before you even arrive.

Rock Springs Nature Preserve is a favorite for enjoying our mild North Carolina temperatures. The park boasts playground equipment, hiking trails, and a picnic pavilion. Beatty’s Ford Park offers boat slips into Lake Norman and is in close proximity to the Forney Creek Trailhead.

Only 25-minutes from Charlotte Douglas International Airport and 30-minutes from Uptown Charlotte, Denver is ideal. Commute times are reasonable and the housing market has price points for every budget. But most importantly, the small-town vibe means you’re home.
