It’s common knowledge that a critical part of the home buying process is getting an inspection. After all, you don’t want to sink hundreds of thousands of dollars into a structure you know nothing about, right? In fact, inspections are so important that they’re done before you even get to the nitty-gritty part of financing. But what about when you’re buying new construction? Since it’s brand new, you should need an inspection, right?
Wrong.
Just because a home has never been lived in before doesn’t necessarily mean it’s going to be in perfect condition. You can hedge your bets that the HVAC works or that none of the pipes leak, or you can hire an inspector.
Don’t assume that just because contractors have permits and codes to follow that that means all the work is done correctly. The reality is that sometimes things fall through the cracks or that work is done to a minimum standard.
We’re all human and we all make mistakes. However, you as a buyer shouldn’t have to suffer through those errors unnecessarily. That’s why you always hire an inspector, no matter what! Old house or new construction, it’s worth every penny to hire an inspector: a cost that will amount to between $300 and $500 but could potentially save you thousands.
