Spotlight: Mooresville’s Water Oak on shores of Lake Norman

Water Oak is located off Highway 150 (River Highway) east of Perth Road and 2 miles west of I-77 at West Plaza Drive.

Everyday shopping, dining and necessities are less than 5 minutes from Water Oak at Winslow Bay Commons and Mooresville Consumer Square.

Downtown Mooresville is about 5.5 miles away. Nearby Huntersville, Cornelius and the college town of Davidson are all less than 20 minutes away via I-77. Bustling Birkdale Village is about 15 minutes from Water Oak.

Metro Charlotte is less than 30 miles away for a relatively easy commute or a weekend in the city for dinner, theater, concerts or professional sports.

Closer to Water Oak, there are a variety of parks, including the McCrary Access Area just down the road with some restaurants and a public boat ramp for launching onto the beautiful Lake Norman waters.

Within Water Oak, there are a variety of resident amenities, such as a pool, children’s splash pool, clubhouse, playground and swingset. A path at the back of the neighborhood brings you to lakeside benches. There is no lake boat access in the neighborhood, however. The Lake Norman Tennis Center is just down the street if tennis is your game! There are also numerous lake-area country clubs and golf courses in the area, including the public Mooresville Golf Club.

Water Oak is very much a picket fence and front-porch neighborhood with a quaint small town feel. Saussy Burbank developed the neighborhood is the early to mid-2000s.

Homes are mostly 2-story traditional, some with a Victorian feel and facade and some Craftsman-style facades with double front porches. Homes sizes vary from about 1,200 square feet to more than 3,300 square feet. Lots are on the smaller side, averaging a little more than one-tenth of an acre.

Prices range from mid-$100,000s to mid-$300,000s.

A total of 20 homes sold in Water Oak during the last 12 months for an average sales price of $215,903 and $109 per square foot. Those sales averaged more than 97% of list price.

There are currently 9 homes for sale in Water Oak. Four are under contract as of Sept. 11. List prices range from $169,900 to $315,000.

Children in Water Oak attend Lakeshore Elementary and Middle schools and nearby Lake Norman High School.
