Victoria Bay in Cornelius is a moderately priced neighborhood in a great central location close to the open waters of Lake Norman and great shopping and dining options.

The neighborhood is located off Catawba Avenue via Lake Village Boulevard and is east of I-77. From Victoria Bay, you can walk to Cornelius library and the Lake Norman YMCA. Shopping and I-77 access is just outside the entrance to the neighborhood along Catawba Avenue.

Nearby parks include Legion and Smithville, both of which are within walking distance from Victoria Bay.

A commute to metro Charlotte is less than 20 miles via I-77. Davidson College is only 3 miles from Victoria Bay, and popular Birkdale Village is less than 5 miles south of Victoria Bay via I-77 or back roads.

Though Victoria Bay is a lake-front community, it lies on the shore of Lake Cornelius, a body of water separated from main Lake Norman by the I-77 causeway. Boating is allowed in Lake Cornelius, however, it does not connect to main Lake Norman.

For boat access, Victoria Bay residents can use public boat ramps in nearby Ramsey Creek or Blythe Landing parks. Ramsey Creek and adjacent Jetton parks are larger and also offer tennis, beaches for sunning and swimming and walking trails.

Built in the early 2000s, Victoria Bay offers resident amenities, such as tennis courts, a pool, clubhouse and playground as well as 1.5 miles of lakeside trails and kayak racks.

Single-family, 2-story homes in Victoria Bay are priced in the $200,000s. Home exteriors are vinyl and a mix of vinyl and stone or brick and homes have 2-car front-load garages. Home sizes range from approximately 1,600 square feet to 2,500 square feet on small, easy-to-maintain lots.

Twelve homes sold in the last 12 months for prices ranging from $211,000 to $289,900. The average sales price for Victoria Bay was $247,175 and $114 per square foot. Those home sales averaged 98% of list price, with some selling at full list price.

List prices for the 3 homes on the market in Victoria Bay as of March 24 range from $225,000 to $280,000.
