Troutman's Falls Cove Offers 2 Neighborhood Choices

The lovely, upscale community of Falls Cove on the northeastern corner of Lake Norman in Troutman gives prospective homeowners a variety of home choices in its two separate neighborhoods – Parkwood and Streamwood.

Both Falls Cove neighborhoods are located off State Park Road/Perth Road near Lake Norman State Park and are about 1.5 miles away from each other. Parkwood and Streamwood are accessible from downtown Troutman via Wagner Street, which turns into Perth Road.

The Charlotte metro area is 36 miles (approximately 1 hour) from Falls Cove for an evening out, sporting events or theater. Statesville and I-40 are only 7.5 miles (15 minutes) to the north for a reasonable daily commute.

Parkwood has 75 homes sites, including waterfront properties. The neighborhood is located on a secluded cove of Lake Norman and has large waterfront home sites with mature trees and a rolling landscape.

Streamwood has 127 home sites, none of which are waterfront. Streamwood has heavily wooded interior lots. There are 15 Falls Cove builders or buyers can choose their own builder.

For non waterfront properties, Lake Norman State Park has a public boat ramp that is only 5 miles from Falls Cove. For those not wanting to trailer a boat, there is a marina located 1.5 miles from Falls Cove along Perth Road to the south.

During the last 12 months, a total of 22 homes sold in Falls Cove. Sales prices ranged from $345,000 to $875,000. The average sales price was $464,234 and approximately $128 per square foot.

There are currently 11 homes on the market in Falls Cove, all of which are located in Streamwood. List prices range from $374,900 to $929,900.

The Falls Cove neighborhoods are zoned for Iredell-Statesville’s Troutman Elementary and Middle schools and South Iredell High School.
