There are two very common ways most would-be buyers find homes for sale: surfing listing websites and apps or simply driving up and down the streets of that dream neighborhood looking for ‘For Sale’ signs in yards. Of course, looking online is far and away the most common method. This means that the listing photos used for the sale of your home will be the first thing buyers see. There are certain rules to follow and tips to consider in order to make that first impression a very good one. 

First Impressions

Seeing as most buyers do, in fact, judge a home by its cover, you want to make sure you’re showcasing your home in the very best light. Literally. The most common first shot on a carousel of listing photos is typically a full-frontal exterior shot. Do you want that photo taken at a time of day when there are a lot of shadows cast? No, not really. Study weather conditions throughout various times of day to determine the best hour in which to photograph the exterior so that you maximize curb appeal. 

Lighting 

A surprisingly popular time of day to shoot listing photos is twilight, actually. This new trend is a fun way to show off any mood lighting set around the property: solar lights along a pathway, patio string lights, or even pool lights if you have one. This will highlight unique landscaping. 

Drones See All

Another aspect of listing photos that is becoming increasingly popular is the use of drones for overhead shots. Not only does this help show buyers the condition of your roof or to give a better idea of property lines but it shows the home off from all angles. This also means that any attempt to hide clutter from traditional ground-level listing photos will be highlighted. There’s no cutting corners with this one!
