Oftentimes there is a lot of focus spent on first-time homeBUYERS and not as much attention paid to first-time home SELLERS. You know, at one point you yourself were a first-time homebuyer and now you find yourself ready to upgrade, downsize, or just change things up. Selling a home for the first time can be equally confusing and stressful. Here are some tips to help you navigate those murky waters!

Condition

Move-in ready homes in desirable areas that are priced to sell (the triple threat) will now and forever move very quickly. That’s the metric to shoot for. As a seller, your home is likely to move faster the better condition it is in. Make those necessary repairs you might have been putting off, repair or replace broken appliances, lighting, or fixtures, and deep clean all the nooks and crannies. 

Curb Appeal 

Your landscaping will be a potential buyer’s first impression, so it doesn’t hurt to invest a little bit up front. (Literally.) You might see a decent return on that investment when buyers are bidding to buy your charming and well-kept home. 

Staging

Another move that goes a long way is to have your home professionally staged. This is another cost that is worth it in the long run. The costs of staging can potentially bring in buyers that automatically see themselves in the space that was once yours. Part of staging will likely be removing personal touches to the home, be they large family photos, sports memorabilia, or any niche collections that might give buyers pause. 

Nationally, prices are still up over thirty percent from where they were this time three years ago (before the pandemic caused everything to go bonkers). With higher interest rates, buyers paying these higher prices want their risk to be worth it. As sellers ultimately seeking a profit, it’s your job to make that process as easy as possible!
