When buyers are seeking information or convincing themselves whether or not to make an offer, certain confessions can be confusing. Here are a few talking points to avoid when selling your home.
Transferred for Work
Relocating for work is one of the most common reasons people sell their homes and move. Telling potential buyers that you got transferred might tip them off that you’re desperate to sell on a timeline and may cause them to make a lowball offer.
Comments About Size
Saying things like “Our family needs more space” might make buyers reflect on whether the home actually *is* enough space for them as well. Conversely, if you’re empty nesters and want to downsize, comments like that might make potential buyers think the home is too much to handle.
Too Expensive
Thinking about admitting that you need a smaller mortgage? Don’t. Not only do you not want to give the impression that the home is overpriced or too expensive, but you also don’t want presumptions that your finances are in dire straits and that you’d accept a lowball offer. Basically, keep finances out of it.
Already Moved
If your potential buyer knows you’ve already pulled the trigger and bought your new home, they may assume there’s a sense of urgency for you to sell quickly. After all, the reality of most situations is that the average person cannot carry two mortgages, at least not for very long. Again, you might get a lowball offer.
